To the citizens of Columbiana County:
I wanted to let you know we recently completed our 2022 reappraisal which is mandated by the State of Ohio to be completed every six years (O.R.C. 5713.01.)
Every property in the county was viewed by an appraiser from the appraisal firm John G. Cleminshaw, Inc. to determine each parcel's market value. The most influential variable of the reappraisal process is comparable sales.
According to the State of Ohio, 2021 sales are weighed most heavily. 2021 was a record year for sales amounts, and many people paid much higher prices compared to what properties were previously valued. Generally speaking, almost all valid sales in this county were higher than the auditor's 2021 market value.
For example, if your property is valued at $125,000 and sales prices in the surrounding area exceeds that amount, your value will increase. Properties purchased for more than their 2021 value will also drive up the market values.
Values have been submitted to the State of Ohio and they have been approved. The values will be on my website at http://oh-columbiana-auditor.publicaccessnow.com. Taxes will not be available until later in December depending on the state.
